It is becoming harder and harder to make yacht harbours and marinas financially viable in France. There has been a tremendous increase in cost per berth, from 30 to 60 thousand francs 20 years ago, to 80 to as much as 2001 thousand francs today (1993 value 2). This is mainly due to the fact that the more favourable locations have already been used and that constraints due to environmental factors have become more stringent. Service and quality standards have also risen. The French real estate market has collapsed, jeopardising several projects already in development, or delaying the start of some already scheduled projects, whose financing depended on the planned real estate developments.
