Marinas serve as a focal point for water front development As the title suggests, this paper will discuss how both private and public real estate developers are turning toward marinas as aesthetic and activity focal points for their mixed use waterfront projects. This paper is based on recent experience in planning and designing Great Lakes and Mississippi River marinas which serve as the leading edge to waterfront real estate developments that include a variety of uses including residential, shopping, dining, lodging and maritime support facilities. The challenge is not only to design the marina to help transform a difficult site into a desirable place to live and work, but also to plan, structure and manage the marina as a profitable venture in and of itself. This paper presents an overview of a siting, planning and design process that has been used successfully by JJR over the past twenty-five years in helping to transform visions for mixed-use waterfronts into reality. As cases in point, the Bay Harbor Resort Community, stretching along five miles of Lake Michigan shoreline; Waterford on the Bay, located near Bayfield, Wisconsin in the Apostle Islands on Lake Superior; and the Downtown Muscatine, Iowa Riverfront Revitalization demonstrate how both the public and private sectors have recognized the opportunities afforded by underutilized waterfront properties. These case studies will show how a properly designed marina can create synergy among the various residential and commercial uses in a way that will benefit each of the project`s component parts.
